Japanese firm NOT A HOTEL has launched sales for fractional ownership of its latest property. Designed by Snøhetta and set atop one of Japan's all-season Rusutsu Resort, the roughly 27,700-square-foot four-bedroom home is built around a central, open-air courtyard, with two curved volumes formed from reinforced concrete that hold areas zoned to bring harmony to mind, body, and spirit. Multiple indoor and outdoor baths, including an open-air infinity pool, are joined by features that include a fully equipped gym featuring Technogym machines, a bath zone with a sauna and cold plunge, and a double-height communal zone. Uniting them all are panoramic views of Mount Yotei and the surrounding slopes, which can be accessed directly via a dedicated lounge with storage for skis and gear. Accessible via road or a dedicated helipad, the property is expected to be complete in spring 2029.
